Providing Affordable Housing to Residents Throughout Indiana
Partnership for Affordable Housing, Inc. (PAH) was formed as an Indiana nonprofit corporation in 1991, and is tax exempt under Section 501(c)(3) of the Internal Revenue Code. The Corporation was formed to provide affordable housing to economically disadvantaged residents throughout the State of Indiana.
In 1993, PAH opened Courts of Colfax Apartments, an affordable housing property for the elderly and disabled. PAH was responsible for overseeing the planning, construction and operation of Courts of Colfax and saw that the property was completed on time and within budget. PAH, as its general partner, continues today to oversee the operations of the on-site third party management company, monitor the performance of the property, and make all operational and policy decisions.
In 2010, PAH initiated programs to further develop the organization’s vision of providing services and subsidies to low-income and elderly individuals. Four additional properties, Northridge Apartments in Columbia City, IN, Valley Court Apartments in Madison, IN, Pine Grove Apartments in Bluffton, IN and Lafayette Landing at Kessler in Indianapolis, IN have been added to the PAH portfolio since that time. All of the properties in PAH’s portfolio operate under Section 42 of the Internal Revenue Code.
PAH developments and acquisitions are funded through grants, donations, and public funding sources. In furtherance of the mission, PAH is actively seeking to:
- Own and operate affordable (Section 42) housing projects through limited partnerships with for-profit organizations.
- Develop, construct or rehabilitate new affordable (Section 42) housing projects in order to expand the reach of its housing activities.
- Acquire 100% ownership of affordable (Section 42) housing projects, through donation of the asset to PAH.
To engage in activities that foster and support the economically disadvantaged, by providing quality housing to low and moderate income persons, of all ages.
